Wayne Homes Warranty Work 1 Year After Moving In

We've been living in our Wayne Homes Jamestown model for a little over a year now.  We've had a few warranty issues, all which have been addressed by Wayne Homes.  Unfortunately, our window leaking issue is reacurring, so we've had to place another call into Wayne Home's customer care.  They've sent out the window company (Anderson Silverline windows) to caulk the  corners where the windows (2 of them, one in the master, one in the spare, both upstairs) were leaking, but it's continuing to get water.  Now, the one ledge has absorbed the water and swelled, and the other window has signs of rot/mold in the corner.  We're hoping they do something more than caulk it again this time around, since that has not solved the problem.  On a brighter note, we still have one more year of warranty coverage.  I'm thankful for that!








We also noticed that in multiple spots in our basement, our concrete foundation is cracking.  Wayne Homes came out to inspect, and they said that this is to be expected, and as long as they don't shift, we don't have to worry about it.  The cracks go in a stair like pattern along the mortor, and they also go straight through the center of the concrete bricks, ceiling to floor.    Anyone else have this issue?




We're pretty concerned about this next issue.  When my husband was installing his cabinets in the garage, he removed a section of the wall, and what we saw behind it was very disturbing.  We have mold (black in color, but not sure if it's black mold or not) crawling the entire wall.  How did that happen?  Is it behind more walls of our house?  We were told to put some bleach on it and that Wayne Homes would get back to us.  It's Wednesday, March 2, and we alerted Wayne Homes this past weekend, so we're hoping to hear back from them sooner than later. 






On top of the mold, we were disappointed to see that we did not have any insulation behind the wall, like we were told we would.  We spent a few hundred dollars during the build to insulate the garage ourselves with insulation we purchased from Home Depot so that our garage would be warm in the winter- my husband does a lot of work in the garage.  During the build, our project manager told us where the garage would be insulated and where it would not, so we insulated all of the areas that Wayne Homes would not be insulating.  Now that we see Wayne Homes did not insulate where we were told they would, we can understand why our garage has been so freezing cold!!!  Bummer!

  1. This is awful that this is happening. 95% of our WH build was awful. If it could go wrong, it did. Check out my Facebook blog Let's Build a House, Finally. Read through it and you'll see some of the issues we've had to deal with. We had the warranty people out twice and have a whole list of things for them to fix closer to our 2 year mark.

    As for your possible black mold, I hope that isn't what it is and I really hope it's not living in my walls. I'm deathly allergic and my epipen won't save me if it gets through the house and into our vents. Please update when you hear what it is.

    I wish you better luck but I know how it goes with them...

  2. As of right now, on April 25th, Scott, our warranty rep from Wayne Homes, will be coming out to our house with his boss to figure out what to do about the mold growing in the walls. It's a "two birds one stone" deal because our siding guys are already coming out to address the siding that is coming off of the side of our house. Scott and his boss plan to investigate the mold from the exterior of the house which requires taking off the siding. We're hoping they'll completely address it.

    As for the windows, Scott told us someone from Silverlilne will be calling us to schedule a day to come out and address the windows. We're hoping they'll replace the two that continue to leak. Scott assured us that Wayne will take care of replacing the ledges of the windows and sending out the painters to make it all look brand new. Just waiting on someone to call us...

  3. Keep on them. Don't be afraid to keep calling. I've learned from experience how easily they'll put you on the back burner until you speak up and make a scene. I hope all your problems get fixed and fixed correctly!!

  4. My blog is OhioWayneHomestead. We are also having issues with our sunroom window still leaking (even though it's been fixed at least four times). We are past our fit and finish, but the dang thing needs fixed correctly before we get mold in our walls. We also found mold in every single cavity in our basement around the sill despite running two dehumidifiers. We had to take out the foam bats, clean / remove the mold, and get "permission" to do spray foam in the sill plate. They gave us a small cleaning credit, but that was it. Stay on them. I quit calling and kept emailing so I had a paper trail of communication. I hope they take good care of you... It has been hit or miss for us.
